Should Your Refinance and Get Rid of Your ... - Boise Real Estate

Do you have an Adjustable Rate Mortgage (ARM)? Then you may be considering refinancing your mortgage in order to dump your ARM. This is something that many mortgage companies and real estate professionals have been stating as a good option for quite some time now. So do you think it?s time for you to refinance your ARM?

What are the disadvantages of an ARM?

If you have an Adjustable Rate Mortgage (ARM) on your property, you may have decided to do this to take advantage of the low rates at the time.? Additionally, many consumers took advantage of the ARM because they thought they would not be in the property long and would be out of it before the ARM expired or adjusted and the interest rate increased.? However, that is the true disadvantage of the ARM ? the interest rate balloons at specific intervals throughout the term associated with the ARM therefore making it difficult for consumers to make their loan payments. That is why most financial experts will suggest that it is a good idea to get out of an ARM before the balloon payment.

    Should you Refinance Now?

Interest rates on fixed-rate mortgages remain low. If you think you will still be in your home by the time the balloon payment hits, it may be in your best interest to refinance. However, if you plan to get out soon, sell your property and lose the loan, before the end of the ARM term, you may want to keep it because you probably still have a lower interest rate than you can get with a fixed rate mortgage. Many people who relocate frequently or are planning to sell soon are keeping their adjustable rate mortgages because their rates are competitive and it isn?t worth the cost or time to refinance.

So, should you refinance your adjustable rate mortgage (ARM)? It is truly up to your individual situation. Only you know if it?s the best move for you. Ask for advice from experts and determine whether the timing is best for you to stay with your ARM or refinance to a low, fixed rate mortgage.

    Scout by Telenav (for iPhone)

Telenav is one of the veteran GPS navigation?players, having had a product available on various platforms for years before mobile apps became "cool." Many phones shipped with Telenav-powered, rebranded GPS apps that carriers charged $9.99 per month for (think AT&T Navigator or Sprint Navigator). Scout by Telenav brings much of that same technology to your iPhone for free, complete with a commuter-focused dashboard that makes your trip to work and back home easier than ever. Google Maps remains our Editors' Choice, thanks to its robust pedestrian navigation and additional flexibility, but Scout offers a compelling, driver-oriented interface in comparison.

    User Interface and POI Search
For this review, I tested Scout on a Verizon Apple iPhone 5 running iOS 6.0.2. The home screen is very different than it is on other apps, which often just drop you onto a 2D or 3D map. In this case, there are big buttons for your home and work addresses, complete with an ETA for each, were you to begin navigation now from your current location. Below that are shortcut buttons to find various POI categories, such as nearby parking or restaurants. The top of the screen features a large, prominent search bar that makes it easy to run POI searches at any time, and you also get an icon for current weather conditions. One glitch: Unfortunately, the app still isn't formatted for the wider screen on the iPhone 5.

    Scout by TeleNav (for iPhone)

Most addresses I tested worked fine when entered; the one mistake was that the dash used in Queens street numbers tripped up the app (e.g. 30-47). Once I removed the dash, it had no problem finding the address. Input an address, and you can navigate there via one of three routes the app finds for you. It shows a visual of all three right up front, which is useful. Note that this app works primarily in portrait mode; the only time you can activate landscape mode, like a regular standalone GPS, is once you're on the road.

    Performance and Conclusions
Once you tap Navigate, you can begin the trip.?Map graphics animate smoothly, and look sharp, if not particularly detailed. I had no problem navigating to a variety of destinations in New York and New Jersey using Scout. The voice prompts are loud enough and well-timed. As you approach each turn, the top bar fills up with "green" to help you judge when to turn, in addition to use the usual X number of feet or miles that counts down. This helps reinforce exactly where to turn, as more than once in my life, an app would say "turn left in 0.2 miles" and I'd turn on an earlier street than I was supposed to by accident.

    Scout by TeleNav (for iPhone)

On the other hand, voice prompts sounded choppy; you can tell that they were recorded by different people in different studios. It also described the FDR Drive's service road in New York City as "FDR Doctor Service Road" which seems like a silly mistake, given how many streets there are in the U.S. with the word "Drive" in them.

Aside from the lack of speed limit signs and 3D lane assistance, Scout by Telenav functions perfectly well as a turn-by-turn voice app on the iPhone, and its comprehensive dashboard seems ideal for commuters and on-the-go types. Google Maps is our Editors' Choice for free iPhone GPS navigation; credit its ultra-smooth map animation, pitch-perfect POI accuracy, and pedestrian and public transit support. But Scout is an easily viable alternative that's actually better from a driving point of view, thanks to its crisp, clear interface and excellent routing accuracy. If you like the idea of crowd-sourced alerts for speed traps, traffic jams, and other by-the-minute events en route, give Waze a look, as that app has improved remarkably in recent months.

TSX flat as Goldcorp offsets softer energy stocks

TORONTO (Reuters) - Canada's main stock index finished little changed on Tuesday, with weakness in the energy sector offset by Goldcorp Inc stock, following an update on the company's production outlook and a plan to be more transparent on how it reports mining costs.

Investor sentiment was cautious at the start of the U.S. earnings season with U.S. stocks retreating from last week's rally to five-year highs. Investors anticipate lukewarm quarterly results and analyst estimates are down sharply from October.<.n/>

"It's cautious in part because the comparables versus a year ago will be difficult. More importantly investors are looking for insight on the outlook for the next three months or 12 months," said Robert McWhirter, president and portfolio manager at Selective Asset Management.

Shares of Goldcorp, Canada's second largest gold miner, rose 3.23 percent, to C$35.81, making it the index's most influential positive stock. The overall materials sector, home to miners, gained 0.24 percent.

Barrick Gold Corp shares, however, were down 1.28 percent at C$33.14 after the world's top gold miner said it had ended talks to sell a stake in its African Barrick Gold subsidiary to a Chinese buyer.

"There is a disappointment with that as it could have freed up some capital for them," McWhirter said.

The Toronto Stock Exchange's S&P/TSX composite index <.gsptse> closed up 5.26 points, or 0.04 percent, at 12,504.81. Six of the index's 10 main sectors edged higher.

Investors were approaching earnings season with a mixture of hope and caution, said Irwin Michael, portfolio manager at ABC Funds.

"People are hoping that 2013 will be a better year than it was in 2012, particularly in Canada. But there's still a lot of confusion, a lot of cash on the sidelines," he said.

The heavily weighted financials group advanced 0.12 percent, led by Manulife Financial Corp , which saw Barclays raise its price target. The large insurer rose 2.57 percent to C$14.39.

Energy stocks retreated 0.4 percent and the mining subgroup fell 1.17 percent.

Oil and gas companies tracked softer U.S. crude prices, with Canadian Natural Resources Ltd falling 1.48 percent to C$29.34, the biggest drag on the index. Encana Corp was off 1.86 percent to C$19.55.

Diversified mining firm Teck Resources Ltd fell 2.56 percent to C$36.20.

Talisman Energy Inc said it may seek partners for its Canadian shale-gas holdings. The company's shares rose 1.20 percent to C$11.76.
